Selling can be one of the most stressful things in life, especially if you are not familiar with the process in the UK or are too busy to oversee it on an almost daily basis. We cover everything from organising valuations from the best local agents, negotiating fees, choosing the right strategy to get the best possible price, through to completion. Throughout the marketing process, we will continue to liaise with the chosen agent to ensure the marketing remains fresh, up to date and the agents are still actively selling the property. Once an offer has been accepted we will ensure that the solicitors are progressing the sale in a timely manner and if any issues arise during the conveyancing process then we will use our experience and work with both solicitors to find a solution. Once the property has exchanged contracts, if required, we will organise everything from removal firms to cleaners to ensure the property is handed over to the new owners as expected.
Being a landlord or a trustee responsible for clients' properties can be an extremely time consuming and stressful job if you are not on the ground. We aim to alleviate this for you by doing everything from ensuring the property is not only immaculately presented but it also meets the tough regulations that are required when renting out a property, getting rental valuations from the best local agents, negotiating fees and deciding the rental asking price based on recent comparable lets to ensure that we get the maximum rent with as short a void period as possible. Once a tenant has been found, we will ensure that all the references have been passed, that they have the correct documentation allowing them to reside and organise the inventory. Throughout the contract, we will be the point of contact for the agents and tenants should any issues arise.
